Would ChatGPT Put You on a Vendor’s Agent Shortlist?

Agents - you can have a strong sales record, loyal clients and an excellent local reputation and still be absent when a prospective vendor asks an AI tool which agents to consider.
That possibility deserves your attention, because 51% of Google real estate searches now return an AI overview. A vendor researching agents may form an initial shortlist before anyone gets a phone call. If your name is missing from that research, you may never know there was an opportunity.
I’m not suggesting every vendor now chooses their agent through ChatGPT. But anecdotally, many agents are telling me this behaviour is rapidly escalating - in frequency and intensity. The question is whether your marketing gives people enough useful evidence wherever they choose to look.
Think about the question a vendor actually asks
A vendor may start with 'Who is the best agent in Randwick?' But their next question could be much more specific:
Who has experience selling older apartments?
Which agent could help my parents downsize?
Who has handled a sale with difficult access or a tight deadline?
Those questions are about suitability. Your name, headshot and a sentence about exceptional service may tell someone very little about why you fit their situation.
The evidence may already exist in your work. Perhaps you coordinated a sale around a vendor's move, resolved a campaign problem or adapted your strategy after weak early enquiry. The issue is whether anyone outside the transaction can discover that detail.
The evidence that LLM's require may already exist in the story of the work you've done. The problem is that in most cases no one outside the transaction can discover that detail.
Check your sold listings, before you assume
Start a fresh conversation in an AI tool with web search available. Ask a realistic local agent question without mentioning yourself. Record the answer, the sources and the date. Then try a question about a property type or vendor situation you genuinely know well.
Does your name appear?
Is your agency correct?
Are the explanations accurate?
Which websites support the answer?
Repeat the exercise rather than treating one screenshot as a verdict. A useful test reveals what happened under those conditions. It does not tell you how every vendor will be answered.
Our practical visibility check explains how to keep the exercise consistent.
Make your strongest property sales easier to investigate
If the answers overlook you, resist the temptation to add 'leading local agent' to every biography. Start with what a prospective vendor would need to evaluate that claim.
Check that your profiles describe your current agency and actual areas of experience. Link to detailed examples of your work. Explain your contribution to a sale, rather than relying entirely on the result. Where appropriate, ask a vendor or collaborator to contribute their own account.
At Proudli, we call that a Proof Story: a published account of work you're proud of, with context and contributions from people involved. It gives you something substantial to share when someone asks, 'Why should I consider you?'
Publication cannot guarantee an AI recommendation. But as per our technical explanation for Real Estate Agent GEO, it can give people a clearer account of the work behind your reputation.
Your next step is simple: check what appears, identify what's missing and choose one sale that deserves a better explanation.
